The villa is part of a very small exclusive boutique development, which comprises 5 very stylish Siamese designed villas. The development situation right in the heart of the village is unquestionably both unique and superb, since in need you do not have to drive anywhere, for most of your everyday needs.
The villa is only a couple of minutes walk away to a range of restaurants, a travel agent and car hire, 4 mini-marts, a greengrocer, three excellent pharmacies, a laundry, a post office, an internet shop, a number of art galleries, a computer service shop, a florist, a garden landscaper, 2 hairdressers and beauty shops, 2 ATMs, a superb gym, a well stocked hardware store and several excellent massage facilities, etc.
The owners of the other 4 Villas are American, Australian/Vietnamese, Swedish/Danish, Swedish and the developer who lives right next door is Swedish.
The under cover living area is 206 sq.m. The laundry/storage is another 9 sq.m. The garage adds another 20 sq.m. The land plot is 456 sq.m.
The present water supply is from its own well, which provides excellent quality and adequate water supply all year round. However during construction the plumbing connections for mains water supply were built in, so that as soon as the main water supply is completed and which is well advanced, it is then a simple matter to change to mains water, if that is the decision of the owner at that time.
There is underground electrical power to all 5 Villas - from a main power pole just inside the entrance to the development.
Villa 5 is fully air-conditioned. There are 5 separate air conditioners. The property constitutes 5 separate pavilions and each one except the one comprising the laundry and garage, is separately very efficiently air conditioned - for obviously maximum conservation of electricity and running expenses.
In the case of Villa 5, there is a land line TOT telephone cable connection. This also provides for a very good and low cost ADSL connection and is used as well as a fax line. The monthly cost of the land line is just THB105 per month, plus of course the cost of any calls made. The ADSL cost is only THB580 monthly.
Villa 5 has a full Wi Fi computer network installed, linking the office and elsewhere in the property.
There is an installed 80 channel cable TV service in the lounge, the master bedroom, the office and the guests suite
SECURITY
There is a paid Guard who is in attendance from 4pm to 6am daily. He is employed by the Korean company but of course acts in the same capacity for the two largest villas that are owner occupied. He also helps during early evening with garden watering of all 5 villas and any cutting back necessary, plus he keeps the common areas clean and tidy and will do other odd jobs around the various villas. He is very capable and an asset. The cost to the owners of Villa 3 & 5 is THB500 per month.
There are NO Council Rates or Fees. There are NO Water Rates or Fees as the water source is your own well and there are NO Body Corporate Fees.
MATERIALS
All doors internally are custom made solid timber, fitted with stainless steel door furniture. In the main they are the extra wide 1 metre doors - where ever appropriate.
All are teak Square Dressed finish and are a walnut colour
Villa 5 is finished with a 75mm timber cornice.
There is a single car garage. The garage is fitted with automatic opening doors and there are two electronic openers, plus another switch on the wall of the garage. The garage is also fitted out with special cupboards. These are to store tools and workshop items, golf equipment, car cleaning material and gardening equipment.
Laundry
The laundry is very well fitted out and the features include a proper linen press and adjacent storage cupboards for villa cleaning equipment and materials. There is also an imported from Australia laundry tub, with single lever mixer tap and storage under for washing material. In addition there is an imported from Australia built in Robin Hood ironing board unit, and a Fisher & Pykel fully automatic heavy duty washing machine, plus a Fisher & Pykel clothes tumbler dryer.
MAIN BEDROOM
The main bedroom is extremely spacious and easily provides for either twin beds or a king size bed as there is there now. It has large custom made drawer side tables with bedside lamps either side. There are sliding aluminum doors with insect screens, opening out on to the main courtyard and there is a large bay window, looking out on to the feature garden, between the master bedroom and the third bedroom, which is presently used as an office/library/bar at this stage.
The main bedroom is fitted out with a daybed with matching scatter cushions. There are numerous power points, a telephone outlet and a TV aerial point, which is linked with the Rawai cable TV network. Over the bed area, there is a vaulted timber feature ceiling and an overhead fan, with remote control. The bedroom also provides for a desk area, a casual sitting/reading area and has a 32 inch Samsung Flat Screen Television set, with matching Samsung CD/DVD player, both on a custom made matching teak cabinet.
EN SUITE
The ensuite is exceptionally large. It comprises a large garden area with rain shower, a terracotta heavy free standing bath, a siphonic close coupled two piece toilet suite, a large vanity unit with an under mounted vanity basin, three large fully mirrored wall cabinets for ladies make up, medicines and other toiletries, the tap ware is all chrome plated single lever mixers. There are a full complement of Chrome Plated Bathroom Fittings. There is an additional large wall mirror over one other area of the en-suite. Two sets of white bath towels, hand towels and face cloths are included.
LOUNGE
This looks out through a very large set of sliding aluminum windows with insect screen doors, straight out on to the pool and the main garden courtyard. The view is such that you cannot see another house from this viewpoint - other than the Thai feature roof architecture of the neighbors property, but there is NO WAY that you can be overlooked.
There is also a plate glass bay window with day bed, looking straight out on to the main entrance and associated feature gardens. There is a further plate glass picture window from the lounge, looking out on to an internal atrium garden with bubbling fountain pot. This garden can be floodlit at night, to add to the interest of this feature. From the dining room there is another sliding aluminum set of doors, opening out on to the internal atrium garden with the bubbling pot. There are numerous power points, a telephone outlet and two TV aerial points, which are linked with the Rawai cable TV network. Over the lounge area, there is a vaulted timber feature ceiling and an overhead fan, with remote control.
GUEST SUITE
The guests suite can only be described as large and VERY adequate. It has a 4 poster king size bed, with custom made teak drawer units on either side, both of which have bedside lamps on them. The guests suite is fitted out with a daybed with matching scatter cushions. There are numerous power points, a telephone outlet and a TV aerial point, which is linked with the Rawai cable TV network. Over the bed area, there is a vaulted timber feature ceiling and an overhead fan, with remote control. The suite also includes a TEAC Wide Screen TV. There is also a small library area and a walk in wardrobe area, which provides excellent storage for visitors clothes etc. There is a safe in one of the wardrobes. In addition the guests suite includes a covered outside deck area with suitable chairs and a low table.

3RD BEDROOM/ STUDY/LIBRARY/OFFICE
This room can be ideally used for all of these purposes or multiple ones, as is the case at present. Right now it is used as an office, combined with a bar and a small library. If used as a bedroom, it will take a double bed or two single beds. It has an attached very large walk-in wardrobe, which is excellently fitted out. At present this also has two smaller refrigerators in, for wine and other drinks.
KITCHEN
The kitchen is very spacious and adequately provided with teak custom made cupboards - mostly with opaque glass inserts to lighten the overall appearance. There is a stainless steel double bowl sink with single lever mixer, a 4 plate electric cook top, a SMEG digital operated self clean wall oven with internal grill, a microwave oven and a double drawer Fisher & Paykel dishwasher. There is also a fully osmosis water filtration system, with a special tap to one sink bowl, for fully filtered drinking and cooking water. With this there is no need to ever buy bottled water. There is also a stainless steel 2 door refrigerator and a large pantry cupboard. There is a special air-conditioning unit to keep the kitchen area cool while cooking.
SWIMMING POOL
The pool is 10 metres by 4 metres and is tiled in a random placed colour range of aqua tiles. It also has a high powered swim jet installed and of course lights for night time illumination. It is serviced twice a week (Tuesday & Saturday) by an excellent servicing company - for a cost of THB2,500 per month including all chemicals. There is a large waterfall feature on one side, which cascades into a second smaller pool, which also has two bubbling water pots. The overflow cascades down into the main pool.
GUESTS TOILET
There is a third bathroom for guests, located on one side of the lounge area. It comprises a siphonic close coupled two piece toilet suite, a large vanity unit with an under mounted vanity basin, an overhead wall mirror over the vanity and the tapware is all chrome plated single lever mixers. There are a full complement of chrome plated bathroom fittings. It also has a urinal with push button flush.
COVERED & SHADED PATIO TO GUESTS SUITE
There is a covered and shaded patio to the guests suite, which provides guests with a well protected patio area of their own. This faces out straight on to the pool.

There is a covered and shaded patio to the lounge, which provides for excellent outdoor dining, BBQ and general entertaining. This has a dark brown bamboo ceiling blind fitted, to ensure adequate shade in this area. It also has a wind out and back in angled sun and weather shade to the pool elevation - which provides really good shading to the main entertaining area. There is additional outdoor lighting and an oscillating fan for this area.
